   Under the Design-Build approach, the normally sequential phases of the project are overlapped. This results in significant cost savings since the project is accelerated and completed in a shorter time frame. Because we are able to establish and guarantee the total project cost—and provide a guaranteed schedule very early in the design phase—the owner can then make other financial and business decisions based on this budget knowledge and defined occupancy date.
   When selected based on qualifications, Warren and Associates is involved in a project from the very beginning. We serve as the owner’s strategic partner throughout the life of the project—from programming and project definition, to budgeting and scheduling, to detailed design, construction and maintainability/operability of the facility.
